Steeles Technology Campus, a large technology office park, has long been a leader in creating a commuter-friendly environment for its tenants. As a dynamic multi-tenant office complex in northern Toronto, strategically located at the intersection of Steeles Avenue East and Highway 404, Steeles Technology Campus offers a wide range of amenities that support a welcoming, accessible, and sustainable workplace experience. In 2024, they were among the first organizations in Canada to earn the BWC designation.

Two years later, Steeles Technology Campus has once again been awarded the prestigious designation for 2026, reflecting their continued commitment to sustainable transportation and tenant experience.

A Continued Commitment to Sustainable Commuting

Steeles Technology Campus recognizes that sustainable commuting is a key differentiator for tenant satisfaction and attraction. The campus has continued to invest in programs, amenities, and infrastructure that make sustainable transportation both accessible and convenient. Their long-standing partnership with pointA to deliver the Smart Commute program has been an important component of this effort, ensuring that their programming is strategic, responsible, and aligned with the evolving needs of current and prospective tenants.

How Steeles Technology Campus Achieved the 2026 Best Site Designation

To retain its Best Site BWC designation, Steeles Technology Campus successfully demonstrated its commitment to offering outstanding benefits that enhance mobility and reduce solo commutes. Over the last two years, the Campus has:

  • Expanded its carpooling program in partnership with pointA, enabling tenants to match with co-workers and effectively reducing local traffic congestion and parking demand.
  • Upgraded wayfinding and parking signage to streamline campus navigation and improve access to designated carpool and visitor areas.
  • Promoted active transit by providing up-to-date resources on cycling routes and public transit services to all tenants.
  • Leveraged the BWC brand in marketing materials to showcase its commitment to sustainability—a strategy that continues to attract eco-conscious tenants seeking premium amenities.
  • Sustained year-round engagement through Smart Commute campaigns (e.g., Winter Commute, Bike Month), continually inspiring employees to adopt greener commuting habits.

Driving Tenant Engagement Through Action

Participation in the three Smart Commute campaign months has become an important pillar of Steeles Technology Campus commuter engagement strategy. Each campaign provides an opportunity for on-site activations, resources, and tenant-facing communications that strengthen awareness of sustainable travel options.
Through these initiatives, Steeles Technology Campus fosters a culture that encourages its tenants’ employees to explore alternatives such as biking and carpooling to reduce parking pressure, lower emissions, and create healthier commuting habits.

A Model for Sustainable Campus Management

Steeles Technology Campus continues to demonstrate that an investment in a sustainable commuting program can drive meaningful change in how people travel to work. The campus’s renewed BWC recognition is yet another confirmation of its leadership, responsiveness to tenant needs, and approach to sustainability. With a clear vision and strong collaborative partnerships, Steeles Technology Campus remains a strong example of how office parks can make sustainable commuting a core part of their tenant experience.
